Before any dirt is moved in preparation for a project, hours of pre-planning take place internally and with the homeowner, when applicable. This process can be slow and arduous, but it guarantees much higher satisfaction at a much lower cost to build for the buyer. Many obstacles are foreseen during this stage of development, and measures can be taken to negate or minimize the financial impact they would have if discovered later in the process. This also gives the home buyer an opportunity to consider the options' nature in terms of landscaping, exterior amenities and floor plan layout.
The best plan is worthless if the people aren’t there to execute it, and Mount Development’s staff is its strongest asset. Nine employees, including a dedicated buyer representative, work in unison to stay in constant, direct contact with subcontractors, co-workers, governmental planning and zoning officials, and the buyer. Communication is paramount in a project as large as a home building, and Mount has a team with specific, dedicated roles, offering a streamlined, efficient building process.
Constructing a house is similar to the layers of a sandwich. If the bread doesn’t do its job of holding everything inside together, you will be left eating a salad. Selecting construction material is no different. Inferior concrete or framing materials will appear satisfactory to the untrained eye, but as the layers of the house are built, those imperfections will start to appear. They may only be cosmetic in the end, but they may create a product that isn’t structurally sound. All materials used by Mount Development are of the highest quality and sourced locally. Oftentimes, the superintendent dedicated to a project will go to the building supply store and handpick the materials for the job, ensuring the quality of the finished product.
Subcontractors must be licensed, insured and have legal United States citizenship to even be considered for Mount Development projects. From there, potential subcontractors are interviewed and references checked. Once selected, subcontractors sign a subcontractor form detailing Mount Development's expectations and the rules of the job site. Mount Development employees ask themselves if they would let that particular subcontractor work on their personal home before the final selection takes place.
Because of the large employee base, Mount Development is able to dedicate a superintendent to each project. This ensures details don’t get overlooked, but more importantly, it guarantees the quality of the build every day. If the superintendent sees work completed that doesn’t meet Mount Development standards or wasn’t completed according to the plan, the job stops and the work in question is corrected.
Mount Development understands the importance of communication with buyers and the impact it has on the finished product. Because of this, Mount Development has a full-time employee who serves as a dedicated buyer representative, giving buyers a single point of contact throughout the construction process. While Mount Development welcomes interaction between a buyer and subcontractor, Mount Development will never ask a buyer to reach out directly to a subcontractor with questions or concerns.
Mount Development believes in the skill and competence of its employees and subcontractors, but it is always beneficial to have a new, different, unbiased opinion on projects. With this in mind, Mount Development has hired an independent, third-party company, Homecheck LLC, to provide regular inspections throughout the entire process. While written reports will be made available three times through the build, the job site is inspected by the third-party inspector at least every two weeks, oftentimes weekly. Homecheck is a certified, third-party entity that Mount Development contracts to provide unbiased assessments and inspections of every project undertaken.
One of the greatest attractions to purchasing new construction is the builder’s warranty, and Mount Development offers two scheduled opportunities for any warranty work to be completed. One at 90 days, another at 11 months. This is in addition to the warranties provided by subcontractors.
